How the rent calculator works

This rent calculator combines the cold rent, cold operating costs and heating into the warm rent, the figure that actually matters for your monthly budget, and shows the price per square metre for both.

Cold rent, warm rent and the layers between

German rent is quoted in layers, which trips people up. The cold rent (Kaltmiete) is the rent for the flat alone; adding the operating costs (Nebenkosten) and heating gives the warm rent (Warmmiete), which is closer to what leaves your account each month.

Rent-to-income ratio

If you enter your net household income, the calculator also shows the rent-to-income ratio with a simple traffic-light guide. A common guideline keeps warm rent at or below roughly 30 percent of net income, with above 40 percent generally seen as a high burden.

Price per square metre and deposit

The price per square metre lets you compare flats of different sizes and judge whether a rent is in line with the local market. The tool shows it for both cold and warm rent.

It is worth knowing the deposit limit too: in Germany a landlord may ask for a security deposit (Kaution) of at most three months' cold rent, which you can budget for alongside the monthly cost.
